For designers and builders
What we ask for, and what comes back
A fixture schedule and a photo of the rough-in is all the install needs.
The spec sheet, before the order
Maker, model, finish and the installation sheet. We check it against the sink, counter and valves.
Rough-in notes back
Valve depth, drain position and hole count, in writing, while tile can still change.
Finish samples in the room
We compare tones in the room's own light before anything is tightened.
One person to answer
Dolores books the work and answers messages, so you aren't chasing three techs.
On the schedule
We come after counters and tile
Fixtures go in when the surfaces around them are finished, so nothing we do gets scratched by the next trade, and nothing the next trade does gets scratched by us.
Where we fit
Install after counters, tile and grout are set
Before final paint touch-up and the last clean
Condo and association rules built into the date

Questions from designers
Can you work in a condo or townhouse association?
Yes, it's most of what we do. Send your association's contractor rules (work hours, elevator, insurance certificate) and we'll plan around them.
Does a fixture swap need a permit?
Rules differ by township. Swapping one faucet for another rarely does. Moving a supply or drain line, or adding a fixture, often does. We'll tell you which side your job falls on.
How long does an install take?
A faucet swap is usually part of a morning. A shower valve or a tub filler takes longer and sometimes means opening a wall. We give you a window once we've seen photos of the space.
Are you licensed and insured?
The registration and insurance we carry are listed in the footer and on the About page. We send a certificate of insurance to your association or designer on request.
